We strive to have our home clean and welcoming for each guest - I have no doubt our home will have the perfect touch to make your stay a memorable one with memories that will last forever. We have a full stocked kitchen in case you decide to cook your favorite dish as well as all the essentials like – Coffee, Tea, Oil, Salt and pepper. We have a toddler booster as well as some toys and books for your little ones. Our front deck area is the perfect place to sit to watch the sunrise while enjoying a hot cup of coffee. Or in the peaceful cool of the evening as the sun sets. In the spring you might get see the Amish neighbors preparing their farmland to plant crops, and in the fall there’s a chance you’ll see them harvest their crops. **DISCOUNT for 28+ nights, the longer you stay the higher the discount. Just a few thing a for you to remember upon arrival. Feel free to explore the outdoor area & walk the lane, but please be respectful as the owners do live on the property and still want their privacy. Please stay on your side of the walk way/grass area to give the owners their space. They love to meet you and are super friendly. They just don't want children & guests running/walking all over their side of the grassy area. Please DO NOT go into any of the buildings unless given permission to by the owner. The school house if off limits to guest all year around. And if you happen to be visiting during school season please do not go inside the fenced in school area, for the safety of the children.

House Rules

Hi! We can’t wait to be your hosts and hope you enjoy our property as much as we do. However, we do have to enforce some rules for the safety of our property. We love our neighbors and want to respect them, so we ask you to be respectful to our rules. 1. All Lancaster County Residents must communicate with the host BEFORE booking. 2. The occupancy limit for this property is the same number of guest as your reservation at all times. Violation of this could lead to the immediate removal of all guests without refund. 3. No partied, no loud music, no boisterous behavior. 4. Renters will respect and follow all rules as outlined in the House Rules section. 5. Renters agree to not contact the host until they have read the Welcome Book. (Book can be found after arrival) 6. Smoking is strictly prohibited and will result in an immediate $200/day penalty fee. ($200 for everyday of the rental period) 7. Unless previously agreed upon with host, there is a $50 late checkout fee for the first hour and a rate of $100/hr for each hour thereafter. 8. No pets allowed. $200 fine if rule is broken. 9. If by your fault of breaking any house rules causes a scheduling conflict with other guests. You may be charged the amount owing to discount or refund, said guest. 10. Repeated infractions of the house rules can result in dispatching of our security team for immediate eviction with no refund. This will result in a $500 penalty additional to any applicable fees. 11. Booking your reservation is your confirmation that you have read and fully agree to the house rules.

The best part of this apt is that it's a small apt attached to an Amish farm house. There’s a long lane that takes you back to the peace and quiet where you can sit and enjoy the beautiful farmlands that surround this property. This Apt may or may not be the only Airbnb where you get to experience staying at an Amish Farm AND an Amish School house. :-) YES! There is an Amish school half way in this driveway. And only a few minutes driving distance to all your favorite tourist Hotspots. If you come during the school season you will see Amish children playing, we ask that you do not interrupt their activities or walk on school property during school hrs. In fact we ask that you stay off the school property at all times since this is not the owners property. Please respect their privacy. You may also see the family that lives on the farm, while they work outside and going about their daily chores. However, we also ask that you respect their privacy as well. Please stay on your side of the walks, deck and back yard. The owners are super friendly and love to meet the guests, but they also like to have privacy on their side of the walks/property. We are only 7 minutes from the town of Intercourse where you will find so many exciting things to do, and will have no problem spending all day walking around and visiting all the unique stores Intercourse has to offer. Like Kitchen Kettle Village, Smucker Village & Coffee shop, Stoltzfus Meats, Horse & Buggy tours, and so many more. We are also only 15-20 minutes from Dutch Wonderland, the shopping outlets and pretty much any restaurant you may be craving along Route 30. It was a beautiful location and easy to get to! It was the perfect place for my husband and I. They had the heat going before we got there so even though it felt like 30° outside, you would never know it inside! The water was unbelievable hot, so if you like a boiling shower like me, perfect shower temp!! The bed was comfy, the couch was comfy… it is an Amish farmhouse addition with all the amenities that you need! We woke up on Sunday to a couple inches of snow! The driveway had already been plowed and the walkway had been shoveled. We enjoyed watching the cows playing in the snow. We go up often since I am from that area and my mom and brother still live up there, and we will stay again! I can’t say enough positive things about the location. Kathryn was wonderful. She replied to messages quickly and was very helpful!

Everything was exceptional. A mistake on our part was booking an airbnb connected to a home because we have a baby and the family was very happy and active, laughing with family and playing music past 9pm which would be fine if it was my wife and I but our baby wasn’t too keen. But no one’s fault but our own. Now we know for next time!

The house was adorable and the view was stunning. The house had everything we needed and the location was perfect. It was unseasonably cold the week we stayed and the house was a cozy, comfortable place to come home to after a day of sightseeing and shopping!

My son and i came to the area for a soccer tournament and Kathryn's place was a perfect stay for us. The place was clean and spacious. Interactions with the family were pleasant and friendly. Even had an early morning greeting with the chickens as we headed out. Highly recommend. Only regret that we didn't get to enjoy the place and area more since we spent majority of our day at the field. Definitely would love to stay here again if we are back in the area.

We loved our stay here! We arrived late in the evening so waking up and seeing the cold fog on the drying corn, the rolling fields and the horses out to graze right outside the back deck was wonderful! It is silent and peaceful and everything we were looking for as an escape :) we would come back!

We thoroughly enjoyed our stay at Kathryn’s. It’s a beautiful setting and very convenient to the surrounding area. It was relaxing and quiet and we really enjoyed sitting on the back porch watching the sunset. The apartment was clean and comfortable.
